BARNDOMINIUM COSTS
The cost to build a barndominium in Colorado Springs depends on a range of factors, and any estimate you see online is a starting point at best. Size, finish level, site conditions, and what the land requires before construction can begin all move the number significantly.
What we can tell you is that barndominium construction generally costs less per finished square foot than conventional stick-frame home construction at the same finish level, and the gap widens as you add shop or garage space, where metal building construction is particularly cost-efficient.
The biggest driver of barndominium cost is size. A 1,500 square foot living space with an attached two-bay garage is a different project than a 2,800 square foot open concept home with a 1,200 square foot shop. Square footage in the living area, square footage in the shop or garage, and ceiling height all affect what the materials and labor cost.
Finish level is the second major driver. A barndominium with standard residential finishes, LVP flooring, stock cabinets, and basic fixtures costs considerably less than the same footprint built with hardwood floors, custom cabinetry, high-end appliances, and designer tile. The shell of the building is similar either way. The interior is where finish costs separate a basic build from a custom one.
Site work is a cost that surprises some buyers. If your land requires significant grading, a long driveway, a septic system, a well, or utility extensions to reach the building site, those costs are real and need to be in the total budget from the start. Rural land in El Paso County often requires all of the above. We walk through site requirements early in the process so there are no surprises once construction begins.
